WHAT PRECAUTIONS ARE YOU TAKING DURING COVID-19?
Thank you for asking. This is an important one!
For the safety of the agent, homeowners, and for myself, I respectfully request that no one be present in the home during the photography session. It is perfectly acceptable for homeowners and agents to wait outside during the session. If the homeowner is not agreeable to this, the agent may remain inside. But I do request that no more than one other person be in the house with me and that agents remain in a separate room to ensure distancing.
My equipment will be thoroughly sanitized before the session. If it is necessary for me to touch any surface in your client’s home (including doorknobs and light switches), I will use disposable gloves. A fresh pair of gloves will be used any time I need to touch any surface in the home.
It goes without saying that this is a tough time for everyone, and I sincerely appreciate your understanding and cooperation.
WHAT THINGS SHOULD I DO TO PREPARE MY LISTING?
I'm glad you asked! If your listing is vacant and empty, it's pretty straightforward: Turn on all the lights (every single one!), turn off all ceiling fans, and twist open all of the blinds. If your clients are still living in their home, I have a comprehensive list of things that they should do prior to my arrival to ensure that their home will look its very best. Please download the list below and provide it to your clients.
WHAT EXACTLY IS HDR PHOTOGRAPHY?
HDR is an acronym for High Dynamic Range photography. The human eye is capable of seeing a vast range of light from pure white to pure black. Called "stops" of light in photographic nomenclature, your eye can see about 14 stops. When you observe a scene with a massive range of light, your eyes are more than capable of decerning detail in the lightest light tones and the darkest dark tones. While cameras vary, they typically can "see" anywhere from 5 stops to around 11 stops. What that means is that a camera is incapable of capturing the same amount of detail as your eyes can.
Maybe you've tried to capture a landscape photograph that looked amazing as you were looking at it. But your photo? Not so much. You may have noticed that if you pointed your camera at the sky, it may have come out a deep beautiful blue. But what about the bark on the nearby tree which was in shadow? You can't even see the bark in your photograph. And what if you pointed your camera at the tree and its bark instead of the blue sky? The bark looks great, but the sky is a stark white. What happened to all that blue? These things happen because your camera cannot correctly expose both the bright blue sky and tree in the dark shadow in a single photograph.
HDR is the solution to this dilemma. When I create an HDR photograph, I am actually creating anywhere from three to as many as six photographs (of every individual scene). Each exposure is created to handle a different range of light. Some exposures capture all the highlights, while others capture the darker details, and finally, the remainder capture all the details in the middle. In the end, all of the exposures are combined either using an automated computer application or, a human artist combines them by hand. The result is a final photograph that is properly exposed for all of the nuances of the light in the scene.
WHAT AREAS DO YOU SERVICE?
I service the entire state of Tennessee. I charge a reasonable travel fee for areas that are more than two hours from Nashville.
WHAT IS YOUR TURNAROUND TIME?
DO YOU CHARGE A FEE FOR CANCELS OR RESCHEDULES?
In a word: no.
I am fully aware that the Real Estate industry is fast-paced and schedules can often change without warning. I feel that charging a fee for something that is beyond your control is terrible customer service and a poor way to do business. If something comes up, just let me know as soon as you can, and we'll get things switched around.
WHAT IF YOU ARRIVE AND MY LISTING ISN'T READY?
If I arrive at your listing and it appears to my eye to not be ready, I will contact you immediately and let you know. If you are aware of the condition and tell me to go ahead, then I most certainly will do as you direct. If you decide that you want to reschedule, I'm happy to come back. And no, there won't be a fee.
WHAT ABOUT BAD WEATHER?
The only kind of weather we cannot photograph in is rain, and that (obviously) only applies to the exterior photography. If it's raining on the day of the session, I will photograph the interior and come back as soon as possible to photograph the exterior. There is never a charge for returning to photograph the exterior.
ARE YOU INSURED?
Absolutely! I am insured through State Farm with a $1,000,000 liability insurance policy.
DO I NEED TO MEET YOU AT THE LISTING?
That's completely your call.
I am a licensed REALTOR® in the state of Tennessee, and a member of both the National Association of REALTORS® and the Middle Tennessee Association of REALTORS®. If your listing is vacant, and you would prefer not to meet me there, I can access SentriLock lockboxes using either my SentriCard or the SentriKey app on my phone. If you are not using A SentriLock lockbox, you can give me the lockbox code.
On the other hand, if you would like to meet me at the listing, hey, I like the company!
DO YOU HAVE A QUESTION I HAVEN'T ADDRESSED?
If so, please contact me. I'll get back to you right away and add your question to this list to benefit others.
